Our client, an investor and end-user, needed to change the occupancy of his building from manufacturing to mixed use residential and commercial. The building, a type IV heavy-timber and brick two-story warehouse had been a paper doily factory for over a hundred years. Now it was to have two residential apartments on the second floor with a not-for-profit preschool on the first floor. We worked with engineers to provide new utility and fire safety systems, laid out apartments and worked with the school to develop a plan that met their needs.
