Intended to be an apartment for a renter, we prioritized cost and flexibility when designing this space. An obvious solution was to limit the number of walls and as needed, maintain and refinish the beautiful original elements of the building from its days as a factory. We removed the existing dropped ceiling to reveal the beams, heavy timber columns were exposed, and typical factory maple floors were sanded and finished with a matte sealer to showcase the natural wood. For cost reasons, double-hung windows were installed in lieu of energy efficient casement windows. To prevent one’s sight line through the window from being interrupted by the metal frame of a sash, we made the bottom sash large enough to allow for a clear view out. Inexpensive honed carrara marble tiles and matte white subway tiles are used in the kitchen and bathroom in various patterns. The bathroom shelf is a refinished piece of wood from a joist that was removed during construction.
